2026 Annual Community Cleanup for Members of the LOTW

Hello! Here are the specifics for the Annual Community Clean 2026. This year it will be held on April 25th – Saturday and April 26th – Sunday, at McGowan Park (South end of 142nd Ave – by the pickle ball courts) from 9:00 am to 4:00 pm on Saturday and Sunday from 9:00 am until all dumpsters are full, or 4:00 pm, which ever happens first.  You must check in before dumping your items.

Rules are simpleOnly one (1) load per lot will be allowed until 12:00 noon on Sunday.  If the dumpsters are not yet full at that time, then any lot – on a first come basis – may bring another load until all dumpsters are filled. 

To check in you will need to know your lot number or your address as identification.  Only community members may participate.

NO household garbage (food waste, etc.), yard waste, animal waste, tires, (See Note 1) car batteries, microwaves, TVs or any electrical appliances, computers, printers or fax machines, or paint cans  (unless the cans are dried out), or any type of accelerants are allowed.  Not large furniture such as couches, stuffed chairs, bed frames, etc. or mattresses. 

To ensure proper disposal, rubbish will be checked prior to dumping.  If you have any questions about what is allowed to be dumped, please check with the attendants before unloading.

There will be a separate trailer for Metal items (i.e. appliances, lawn mowers, etc.) check before putting in dumpsters. Lawn mowers must have the oil and gas REMOVED prior to leaving on trailer.

Please Note:  You do not need to be current in your assessments to come to the Clean Up, and if you know a member who has rubbish, but is unable to bring it due to medical issues or lack of a vehicle, please call or contact call Dave Tyler – (253)732-3683. Please do this prior to the clean-up so we can make pickup arrangements, if we have volunteers who will do this.

(1) This year we are taking car batteries ONLY – have them set on the driveway behind the dumpsters.

Sunday if there is room we can take couches, chairs and mattresses can be taken this year on Sunday only if there is room.

Should we have dog poop bag dispensers in the neighborhood? DT says they’ve been tried in the past and haven’t worked out, with kids taking bags
Pierce County Sherriff time invoices will be coming into the LOTW mailbox

Lot 251 – still receiving complaints but DT is working with them
Lot 103 – still on hold, DT to check if owner is still in hospital

Old Business

  • RE: New playground equipment – Check being cut to pay for playground equipment
  • Installation detail – Tripple Play does installations, LOTW preps site in advance
  • Discussions – The Demolition of old equipment should be done sooner rather than later due to risks
  • Lots 216-217 foreclosure – Properties getting cleaned up
  • Leins haven’t yet been waived – our lawyer looking into why LOTW hasn’t been paid

New Business:

  • $20K CD rolled over for 1 year at 2.75% interest
  • Assessment overpayments – 1st business day of February each year notice to go out to all accounts 1.5 years overpaid or more, including remediation options – MMSP
  • Discuss the details of the landscaping contract at our February Board meeting
  • Community discussion question – What types of communications should go out to members and how? – for example, fireworks bans (those should be flagged to Compliance Committee)
