Board of Directors Meeting Minutes
August 11, 2025

Key Peninsula Civic Center Whitmore Room

Meeting was called to order at 6:36pm

Board Members present – Karen Gore, Anna Hernandez-French, Jason Steinbrecher, Barbara Dommert-Breckler, Dave Tyler

Board Members absent – Katelynn Graham, Garret Lebby, Liz Hickman, Frank Benson, Amie Schippa

Community Members – Bill Poulos, Mary Poulos, Missie Hodson, Carl Hodson, Ed Neilson, Tiphany Lopez-Steinbrecher

May, June, and July minutes accepted.

Reports:

President

  • Accounts must be approved via the portal

1st Vice PresidentWater System

  • PenLight cleaned water tank on 6/30 – won’t need another cleaning for five years
  • Water is running well
  • No update on transfer switch for the generator
  • Need volunteers to help put up generator fence
  • Water meters need reading – was supposed to be done in June but was not

2nd Vice President – Maintenance

  • KGraham’s husband has agreed to take on property management – DT will reach out
  • May need to hire landscaping services separately – two companies are submitting bids to DT
  • Need to move table and get volunteer diggers for playgroup equipment

Secretary

  • No report

Treasurer

  • Draft 2026 budget
  • Some lines were over budget
  • Assuming 3% increase across the board
  • Lot fees to increase about $92/year
  • KG proposes adding some of community’s extra money sitting in accounts to the budget to bring this down
  • BDB proposes consolidating bank accounts

Committee Reports:

Compliance

  • 5 issues resolved over past month
  • 9 issues still outstanding – all but 2 have been responsive

Events

  • 7 people attended the pickle ball/picnic
  • May consider dropping it from schedule of events for 2026
  • Maybe consider a community yard sale or a second community clean up?

New Business:

  • Board to vote on proposed 2026 budget at September meeting
  • KG is moving money from Western Alliance Bank and wants to pull some into the budget, with the rest going into CDs

Old Business

  • KG to send around playgroup equipment options – selections to be made at September meeting with community voting on final selection at the annual meeting
  • Consider a special needs swing
