Board of Directors Meeting Minutes
June 9, 2025

Key Peninsula Civic Center Whitmore Room

Meeting was called to order at 6:38pm

Board Members present – Karen Gore, Barbara Dommert-Breckler, Anna Hernandez-French, Dave Tyler, Frank Benson, Katelynn Graham, Garret Lebby, Liz Hickman

Board Members absent – Jason Steinbrecher

Community Members – Missie Hodson, Carl Hodson, Ed Neilson, Keith Burke, Amie Schippa, Dan Harmon

May monthly meeting minutes to be reviewed at July meeting.

Reports:

President

  • Locked out of KP Civics Center today, not the first time – will get refunds

1st Vice PresidentWater System

  • Everything running well
  • Generator issues persist
  • Water tank cleaning – on the schedule but not sure when exactly it will happen
  • Leaks – 2 leaks on 137th
  • Blowoff installed at pump house 4

2nd Vice President – Maintenance

  • Pea Patch sprinklers up and running
  • Lawns mowed
  • Need to get playground equipment together and installed
  • Need at least 4 volunteers
  • Maintenance man is out for two weeks but long to-do list for when he’s back

Secretary

  • No report

Treasurer

  • 13911 132nd payment plan approved – MMSP
  • 14122 136th St C NW payment plan approved – MMSP
  • Late fee waiver request form apparently exists – board members were unaware
  • Board members should send 2026 budget suggestions to BDB

Committee Reports:

Compliance

  • Lot 285 has RV that doesn’t move, has been there for years – will need to have it towed
  • 5 properties have not responded to letters, ready for fines – MMSP
  • Lot 103 fined $100/month for bylaws sec. 13
  • Lot 105 fined $100/month for bylaws sec. 13
  • Lot 137 fined $100/month for bylaws sec. 13
  • Lot 204 fined $200/month for bylaws sec. 13 and PC&Rs item 10
  • Lot 274 fined $100/month for PC&Rs item 10

Events

  • Fishing Derby
  • Higher attendance than last year despite bad weather
  • Will post fishing derby winner names on FB
  • Time to start advertising Pickle Ball and Picnic on Aug. 9

New Business:

  • JS stepping down from VP Maintenance position – position open for volunteers
  • Insurance charging $8/month for monthly billing – change to annual – MMSP
  • Level 3 reserve study happening now – no cost for the update, complying with state requirement
  • 2 Kitsap Credit Union CDs maturing the first week of July – KG will roll for another 24 months minimum at the highest available interest rate
  • Amie Schippa wants to join board – MMSP
  • LOTW website – difficult to find? KG to check with volunteer who maintains website, and MH (from compliance) volunteers to help

Old Business

  • Water shut off notices went out in April – time for actual shutoffs
  • All Pierce County Housing properties are in escrow – no shutoffs for those properties
