Board of Directors Meeting Minutes
February 10, 2025
Key Peninsula Civic Center Whitmore Room
Meeting was called to order at 6:30pm
Board Members present – Anna Hernandez-French, Katelynn Graham, Karen Gore, Dave Tyler, Barbara Dommert-Breckler, Garret Lebby
Board Members absent – Frank Benson, Jason Steinbrecher
Community Members – Missie Hodson, Ed Neilson, Keith Burket
January monthly meeting minutes accepted with small edits.
Reports:
President – No report
1st Vice President (Water System + 2nd Vice President, Maintenance)
- Generator wiring is finished and now wired in
- Water system is up and running
- Pen Light wants to survey homeowners for type of piping used on each property
- PVC, galvanized, black poly
Secretary – No report
Treasurer
- One household is behind but has a plan to catch up
- Several are still credited with two years’ or more dues in HOACS system ($1.6K-$2K over)
- HOACS has a new accounting system which may contribute to this situation
- This is an issue because as a not-for-profit, LOTW is in no position to pay our reimbursements for these types of overpayments
- BDB to audit the four that are $1K or more over and, if the accounting is correct, will send them a letter to not pay till the account evens out
Committee Reports:
Compliance
- Two outstanding issues have been resolved since the last meeting (lots 121 and 188-190)
- Two have responded to the committee
- Lot 82 needs to reach out to architecture committee to figure out where to move the shed that is too close to the property line and get plans approved
- Lot 229 has chickens and is looking to sell and move out of the neighborhood to keep their chickens
- Two letters are forthcoming – letters to one lot keep coming back as undeliverable, and the other has a tarp on the roof and needs to fix that situation within 60 days
- When issues are resolved they should be formally recorded and filed with LOTW records as physical copies
Architecture – No updates
Events – No updates
New Business:
- HOACS contract signed and submitted
- No change from last year
- Received tax info which has been sent to HOACS
Old Business
- LOTW has hired/contracted with a property manager
- Has his own tools and equipment
- Contract to start March 1, 2025
- Board will review and approve contract via email
- HB 1501 – would allow community members to request information every 30 days and some aspects of complying would be legally challenging
- Bill has been heard and is scheduled to be voted on in committee on 2/11
