Board of Directors’ Meeting April 12, 2021  6PM via Zoom

Directors in Attendance:

The Board reviewed the minutes for the March 8, 2021 meeting.  It was moved to approve the minutes as corrected.  MMSP

AP Register and checks approved by Board. MMSP

Reports:

President   – None

1st Vice President (Water System) – the wells are up and running in good working order. We have three test for the water that are required happening this year. Ed and I found a leak on 136th, had to work pass tree roots to reached the valve.  The valve creaked during the winter and we had to replace it. 

2nd Vice President (Maintenance) – none

Secretary – none (minutes being taken by Karen)

Committee Reports:

Compliance:

Six lots were presented to the board for fine approvals. 

Lot 56- April 8th was their reply date for compliance letter.  They have two vehicles that have been parked on the street for over 24 hours.

Lot 08- has two inoperable and unlicensed vehicles

Lot 30- has a vehicle and trailer on the street for over 24 hours

Lot 213- has two unlicensed vehicles in the yard

Lot 216- has six vehicles parked on the street for over 24 hours

Lot 99 – Has a vehicle parked in the street for over 24 hours

Motion was made to approve moving forward with the fines on above listed lots.  MMSP

Other compliance matters: Lot 10 – case has been closed.  Lot 243- vehicle has been moved.  Lot 67 – case is being closed on 4-30-2021.

Old Business:

Drop Box – Karen is working on getting this set up.  Tanya has the original minutes from 1972 to current.  

New Credit Union for CDs

We need to move $40,000 from Alliance Bank, due to LOWCC account exceeding the government insured/covered amount of $250,000.  This is Community Reserve funds. In addition, we have the check for the amount of $27,381.42 for Water Reserve funds that needs to be deposited into a new CD. 

New Credit Union for CD(s) – Anna has researched options around which local credit unions would be the best match for opening a new CD account with.  Her findings:

WSECU – currently paying .57% for a two year CD.  Closest location is Lakewood branch.

Kitsap CU – currently paying .35% for a two year CD. Closest location is Gig Harbor.

BECU – currently paying .3% for a three year CD.  Closest location is Tacoma.

We had a discussion around which CU was to be used.  A motion was made to go with WSECU based on their interest rate.   MMSP

Columbia Bank statements will be sent to board members by Tanya.

Lot 01-067 sold and on 4-2-2021 we received the amount  of $7,715.04 for back fees from the escrow company.  

Easter Egg Hunt – Garrett provided the group an update.  There were games, the hunt for the eggs, and about 50 people showed up for the event. 

Reserve Study – we are in year three (3) of the five (5) year plan in which we assess $40 per lot each year to support. In the budget process the reserve study was used to determine costs moving forward.

New Business:

Fishing Derby – the permit for the fish drop was secured; the drop will happen on May 3rd. The date of May 15th has been selected for the derby this year.  Garrett will head up the event this year as the new Special Event Coordinator.

New Special Events Coordinator: Garrett has stepped forward and offered to take over this role.

Playground equipment – Ed will create a committee to order the 2 spring horses for the DNR park, long with the other park equipment budgeted for in 2021.

Spring cleanup – this may be moved to the Fall if Ed is not able to secure dumpsters for this Spring or Summer due to high demand.
