Board of Directors Meeting Minutes
April 14, 2025
Key Peninsula Civic Center Whitmore Room
Meeting was called to order at 6:36pm
Board Members present – Karen Gore, Barbara Dommert-Breckler, Anna Hernandez-French, Dave Tyler, Jason Steinbrecher
Board Members absent – Garret Lebby, Frank Benson, Katelynn Graham
Community Members – Missie Hodson, Carl Hodson, Ed Neilson, Tiphany Lopez-Steinbrecher, Melissa Stanton, Jesse Stanton
March monthly meeting minutes accepted.
Reports:
President – No report
1st Vice President – Water System
- Two hookups need to be done for new houses (lots 346 and 124)
- Lot 123 waterline needs to be rebuilt – moving out soon so this will be completed once the property is vacant
- Fixed water leak for lot 336
- Leaks can be easily and quickly fixed when reported – this one was not reported right away
2nd Vice President – Maintenance
New property manager working out well – will send in his invoiced hours on the first of the month
- Dug up water boxes – learning to fix them
- A few water boxes are dug up and ready to go back in
- Mowed pea patch
- Parks getting cleaned up
- Roofs to be cleaned up next
- Still waiting to get the generator started
- Water tank getting cleaned this month
- Volunteers needed to put up fences
Secretary – No report
Treasurer
- Time to plan 2026 budget is approaching
- Will be handled similar to last year, no separate committee but rather discussions at Board meetings
- One new item flagged – replace wooden playground equipment in Pete Rix Park
Committee Reports:
Compliance
- Letters good to go
- One of last month’s letters returned because lot owner died, so resending to property tax contact
- Committee will conduct full neighborhood inspections a couple of times a year
- Committee will investigate reported violations when they happen
- Lot 2 is tied up in court as the property burned down
- Would like to amend bylaws – will submit to the Board in writing for consideration and inclusion in annual meeting ballot
Events
- Over 50 people attended the Easter Egg Hunt, all eggs were found, event stayed under budget
- Community Clean-up happening soon, BDB to volunteer for Saturday, AHF for Sunday
- Fishing Derby on 5/17 – trophies ordered, fish drop in early May
New Business:
- 4 lots owned by the Pierce County Housing Authority – one sold
- Others are getting new roofs
- Normally PCHA pays dues on the first of the year but haven’t paid this year

February monthly meeting minutes accepted.
Reports:
President – No report
1st Vice President – Water System
- Everything going well
- Generator not yet running – waiting on electrical inspector
- Pen Light’s 5-year inspection for water tanks is due – $1,800 to clean out tank in line with state requirements
- More projects lined up when weather warms up
2nd Vice President – Maintenance
- Not much to report, things generally in good shape
- Changed oil in generator
- DT and JS to make list of to-do projects for volunteers
- Playgroup equipment
- Fencing
- County workers will be on-site to do ditch cleaning and chip seal for asphalt
Secretary – No report
Treasurer – No report (absent)
Committee Reports:
Compliance
- Developed standard letter format for consistency, quick and easy review
- Several letters ready to go out
- One property has tarps on the roof but didn’t see that violation listed specifically in bylaws or CC&Rs, so that one is still under review
- One lot up for investigation for having lots of cars
- More new sheds have popped up on 142nd St
- Lot 75 issue resolved – thought someone was living in RV but that is not the case
- Working on getting fee schedule from TM
- What to do about repeat offenders who fix issues but then they pop right back up again
- Topic for discussion in April
Architecture
- Talked to lot with out-of-compliance shed twice – resident is a renter so getting in touch with property owner
- Will check on a new-build lot
Events
- Egg hunt upcoming – GL to make FB post
- Community clean-up – need volunteers (AH volunteers), EN to get list of approved items from dump and repost for community
- Fishing derby – Fish drop is done, no fishing signs up till the derby, KG to order trophies
New Business:
- Property manager contract – couple of typos spotted
- W9 hasn’t been sent it but expected after contract is signed
