Board of Directors Meeting Minutes

January 13, 2025

Key Peninsula Civic Center Whitmore Room

Meeting was called to order at 6:33pm

Board Members present – Anna Hernandez-French, Jason Steinbrecher, Karen Gore, Dave Tyler, Katelyn Graham

Board Members absent – Garret Lebby, Frank Benson, Barbara Dommert-Breckler

Community Members – Tiphany Lopez-Steinbrecher, Ed Neilson, Missie Hodson, Carl Hodson, Keith Burket, Dan Harmon

December monthly meeting minutes approved

Reports:

President

  • No report

1st Vice President (Water System) 

  • Water is all good – leak on 137th fixed
  • Generator is nearly fixed and ready for inspection
  • Few final parts going on in next day or so
  • Once weather is better fencing will go up
  • Timers will be purchased for generators
  • Pump houses
  • Roof needs to be put over the generator
  • Will need work this summer on pump houses 2 and 4

2nd Vice President (Maintenance)

  • JS time has freed up and he is available to take on projects

Secretary

  • No report

Treasurer

  • DT wants to know if coupon books have gone out
  • Some have and some have not, coming in waves

Committee Reports:

Compliance

  • Monthly meetings have started – Wednesdays before each month’s Board meeting
  • Letters
  • Letters went out Friday – going forward Board will see letters before they go out
  • MH creating a Google drive to house letters for Board review – letters will be created at the monthly Weds meeting and sent after the Board’s monthly meeting so that any issues that need discussion or action have that opportunity
  • Lot 84’s letter went out including a new February deadline
  • Lot 229 is getting a letter for chickens
  • How is the Committee reimbursed for sending certified letters, postage, etc.?
  • There is a reimbursement form to go with receipts – KG will send to MH

  • MH is setting up Google voice number for Committee to avoid having to use personal phone numbers, and for consistency

Events

  • Christmas lights judging on 12/22
  • Don Harmon joins Events Committee to help out
  • 2025 Event Dates
  • Easter Egg Hunt – April 12
  • Community Clean-up – April 26-27
  • Fishing Derby – May 17
  • KG to call about fish drop
  • Pickleball Tournament – August 9 
  • Halloween Decorations Contest – October 25
  • Christmas Lights Contest – December 20

New Business:

  • Property Manager
  • Ad for part-time property manager is out on FB, Next Door, and is being posted on other local sites
  • Applicants will be background-checked before hiring
  • If anyone knows anyone eligible and interested, connect with KG
