2024 WORK PROJECTS

Come one……Come All

Our dues are one of the lowest dues of any large community with common area needs. The reason is because of two of the people who live here with us. Ed and Dave. Ed has retired and helps out Dave when he can (which is still a lot). Dave Tyler, our 1st Vice President and our go-to water guy, has taken on the over all maintenance. He has asked us as a community to help him out.

Below, is the 2024 WORK PROJECTS listing. The BOARD of DIRECTORS has approved this list and supports Dave and you in getting these things completed.

THIS WORK CAN BE DONE ON YOUR TIME SCHEDULE, WEEKEND OR AFTER WORK.  A SMALL JOB AND A LITTLE TIME CAN GO ALONG WAY IN GET THIS WORK DONE.  THANK YOU FOR YOUR SUPPORT.

McGownn Park

  1. Clean all the limbs off the bank behind the tractor shed and pickle ball court.  Pile in to a stack to be hauled off.
  2. Install bench by horse shoe pit and pickle ball court.

Storage Shed.

  1. Need someone to finish painting the outside wood of the new roof.
  2. Help clean up the inside of the fenced area of the shed.

Pump house #2 next to Pete Rix Park

  1. Dig holes for new fence around propane tank.
  2. Pour concrete around existing fence post.
  3. Install concrete pad for new generator.
  4. Install transfer switch for new generator.
  5. Help install the new playground equipment at Pete Rix’s Park.
  6. Paint the swing set.

Pump House  #4

  1. Dig Hole in install new gate post.
  2. Help cut up a tree

138th , 140th and 146th Street Entrance

  1. Need someone to dig one hole at each entrance to install new larger signs.

DNR Park

  1. Help remove all the limbs in the playground area.
  2. Help take down the existing playground equipment so we can install the new pieces.
  3. Help remove all the pea gravel.
  4. Install the new playground equipment.

Meeting was called to order at 6:04pm

Board Members present – Frank Benson, Garret Lebby, Barbara Dommert-Breckler, Katelynn Graham and Karen Gore

AP report was reviewed and approved by Board

Meeting minutes from February 12, 2024 were reviewed and voted on.  MMSP

Treasurer

One of the ten payment plans missed a payment.  Barbara would like to send a letter to them before they have their water shut off.  Suggest a 30-day window of time to contact us with a new payment plan; 30 days past the date of the letter. MMSP   Lot 02-092 needs us to hold off on any further action until we hear back with a 90 day reply.  MMSP

Compliance – No report

Events

  • Fishing Derby – Permit for fish drop will cost $94.  Check will be requested. Invoice for purchase and delivery of fish should be about the same price as last year
  • Community Clean-Up (April 20-21) – containers have been ordered

Board of Directors Meeting Minutes for April 8, 2024

Key Peninsula Civic Center Whitmore Room

Meeting was called to order at 6:03pm

Board Members present – Dave Tyler, Frank Benson, Garret Lebby, Anna Hernandez-French, and Karen Gore

Board Members absent –Katelynn Graham, Barbara Dommert-Breckler

Community Members – Ed Neilson

Too early in the month for March AP reports to be available for approval by the Board

Reports:

1st Vice President (Water System + 2nd Vice President, Maintenance)

  • Generator wouldn’t start – 4 of Penlight’s generators went out
  • Lots of work over the summer – will get generator in, pour concrete, fencing, etc.
  • 2 water testing stations froze and broke, all need to be dug up and have the valves replaced
  • Maintenance – Mike is doing a great job on the grass
  • Summer work – clear brush by the lake, power-wash the pickleball court, playground equipment, etc.

Treasurer (absent)

  • None

Secretary

  • Nothing to report

Committee Reports:

Compliance

  • One resident needs help from agencies but that takes at least 90 days
  • President could be getting copies of compliance letters to bring to the Board

Events

  • Community Clean-Up (April 20-21)
  • KG will be in charge, volunteers needed 9am-4pm on Saturday and Sunday
  • DT will take care of metal
  • Murrey’s won’t take tires, batteries, or mattresses
  • Easter Egg Hunt went really well, great weather, 75-100 attendees

New Business:

Federal Transparency Act

  • Would be cost-prohibitive to meet requirements
  • Alabama Federal court is challenging act
