November 11, 2024

Meeting was called to order at 6:00pm

Board Members present – Anna Hernandez-French, Jason Steinbrecher, Karen Gore, Frank Benson, Dave Tyler,

Board Members absent –Garret Lebby, Katelynn Graham, Barbara Dommert-Breckler,

Community Members – Tiphany Lopez-Steinbrecher, Ed Neilson, Carl Halson, Missie Halson, Theresa Adams

Reports:
President:
No report

1st Vice President (Water System + 2nd Vice President, Maintenance

  • Everything is running well
  • Propane line should be going in soon
  • Will need help getting fence up
  • Pump House 2 water was high but is now back to normal, DT to check switch
  • Have materials for generator lean-to
  • Ditch by DNR park partially dug out, work-in-progress but delayed by rain
  • Kids are enjoying the DNR park with the new equipment
  • Currently too wet to rototill
  • KG needs community maintenance work list from DT and EN for hiring/contracting with property manager – goal to have position filled by January 2025

Secretary
No report

Treasurer

  • No update – payment plans and liens are on-track
  • If anyone has questions about the system change for paying dues and whether or not there will be booklets they need to contact HOACS

Committee Reports:
Compliance

  • Met in October and are in the process of completing and approving two letters to go out
  • These letters are follow-up letters for those who have received their first letters and did not respond
  • Lot 84 is one of them
  • Lot 75 has addressed their issues
  • Committee will be meeting again this week

Events Christmas lights judging on 12/22

New Business:

  • Lot 116
  • In foreclosure
  • Abuts LOTW property around the lake so it will need to be surveyed
  • Federal Government New Requirements
  • New requirement for HOA board members to submit names, DOB, addresses, and formal ID info
  • Must be done by the end of 2024 or LOTW will start being fined
  • HOACS will coordinate
  • Kitsap Credit Card
  • Found work-around for purchasing bulk envelopes by ordering in lots one day apart when limit resets
  • Not sure we can get a credit card even with a big bank
  • Mailings
  • About to send out final mailing of 2024 to outline 2025 dues

Easter Egg Hunt -April 12th – Pete Rix Park

Community Clean Up – April 26th and 27th – McGowan Park

Fishing Derby – May 17th – Pete Rix Park

Pickle Ball Tournament & Picnic – August 9th – McGowan Park

Halloween Decoration Contest Judging – October 25th after dark

Christmas Decoration Contest Judging – December 20th after dark

This is a letter to welcome you, and provide you information about our Community.  We are happy you have decided to join the community and encourage you to check our website for events, updates, special notes, and to find any documents you might need.

In case you did not get these documents from your Escrow Officer, we have enclosed copies of the Lake of the Woods Community Club’s governing documents, on our web site.
They are;

  1. Certificate of Existence/Authorization of Lake of the Woods Community Club;
  2. Articles of Incorporation;
  3. Amended Bylaws
  4. Protective Covenants and Restrictions;
  5. Architectural Committee Declaration;
  6. Rules, Regulations and Fees for Water Distribution and Service and Community Property Maintenance; and
  7. Standards for Lake of the Woods’ Common Areas.

We are a covenant community and all community members are mandated to comply with the provisions of the governing documents.  Please read them carefully and keep them available for referral.  It is especially important that you read all the documents before beginning any remodeling of your property and/or adding any fences, patios, garages, sheds, etc.  Remodeling and/or additions to your property must be approved by the Architectural Committee prior to beginning.

For 2025 our Community Club has general and special assessments totaling $624 per year per lot, which equates to $52 a month from January to December. If you have any questions regarding the general annual assessment or the special assessments, please call any of our directors.

Our Community Club’s regular monthly meeting is at 6:30 p.m. on the second Monday of each month at Key Peninsula Civic Center – 17010 South Vaughn Rd NW, Vaughn, WA 98394.  We encourage you to attend so you are aware of what goes on in our community.  Our Annual Meeting and will be November 2nd from Noon until 2 pm.
