But only until the Fishing Derby on Saturday, May 14th, is completed.

This year the Derby will be held at 8:00A.M. at Pete Rix Park on 134th Street

Children’s FISHING DERBY R U L E S:

“I caught one THIS BIG!!!!
  • ONLY THE CHILDREN CAN FISH.  (Adults can fish after 12:00 noon.)
  • THE CHILD MUST SET THE HOOK AND REEL IN THE FISH BY HIM OR HERSELF.  AN ADULT MAY HELP, BUT ONLY WITH CASTING THE LINE AND NETTING THE FISH.
  • THEY MUST KEEP AND BRING IN THE FIRST THREE FISH CAUGHT.
  • THEY MUST LIVE IN LAKE OF THE WOODS OR BE ACCOMPANIED BY A RELATIVE OR FRIEND WHO LIVES IN LAKE OF THE WOODS.
  • ALL CHILDREN MUST HAVE LIFE JACKETS ON IF THEY ARE ON THE WATER.

Note: According to Washington Dept. Of Fish and Wildlife all fishermen – age 15 and older – must have a fresh water fishing license.  This applies to anyone fishing on our lake, despite the fact that it is a private lake and we purchase the fish. While the licenses are required by the State, we lack resources to check for compliance

ARCHITECTURE COMMITTEE DUTIES

Below, we have listed the DUTIES of the Architecture Committee. The mission and function of the Architecture Committee is to ensure that the provisions of the LOWCC Protective Covenants and Restrictions (PCR) are enforced equally to all homeowners, and to document a process of reviewing and approving or denying plans for development of this community.

BEFORE you do anything to your lot, you should call the Architecture Committee and check in with them on your plans. They are your guide and helper in your project, towards meeting the requirements of the Lake of the Woods Community.

The DUTIES

  1. Building on any lot
  2. Structure of any kind on Lot
  3. Mobile unit, double wide or larger to be placed on lot
  4. Homes on lot
  5. Garage on lot
  6. Fence(s) on lot
  7. Walls on lot
  8. Solar collection device on any lot
  9. Shed on lot
  10. Driveways on lot
  11. Roads within the LOTWCC
  12. Unlicensed Vehicle or parts thereof must be covered fully by a cover made for that vehicle or in a full enclosure.
  13. Construction Plans, Specifications and Plot Plans for all lots
  14. Structures must be complete within 24 months of beginning construction.
  15. Only one dwelling unit per Lot
  16. No building or structure closer than eight feet from property line
  17. No building or structure closer than twenty-five feet of road right-away
  18. Must approve in writing from the Architecture Committee of LOTWCC, the design, architecture and location of any structure, dock or building on all lots, prior to its erection or movement onto any lot.
  19. Will maintain files on each lot
  20. Collapsing roofs or Structures
  21. Leaning structures or fences
  22. Exterior components of structures are deteriorating.
  23. Lot owner has 30 days to respond to the AC after receiving a no-compliance letter
  24. Legally condemned house or structure(s), are to be removed by Lot owner, within one hundred eighty days.

Change to Architectural guidelines – after we did a community Survey, the front of the yard fences can now be 6 feet high, any style. However, you still need to get approval from the Architectural Committee if you are putting in a new fence.

  • 3.1.1 No building, structure, mobile unit, or unlicensed vehicle shall be moved onto or stored on any land embraced in said Tract, without permission of the Architectural Committee (AC), except for travel trailers and campers, not to exceed a period of six months.  All structures shall be complete as to external appearance, including finished painting within 24 months from the date of commencement of construction.
  • 3.1.2 That only one dwelling unit can be located on each lot as the lot appears in the plat.
  • 3.1.3 No building or structure shall be built closer than eight feet to any side property line and twenty-five (25) feet of road right-away.
  • 3.5.1 Construction Approval—No home, garage, fence, wall, solar collection device, sheds, or other structures shall be constructed, erected, located or altered upon any lot, nor shall any exterior addition be made, nor shall any road or driveway be made or altered, until the construction plans, and specifications and a plot plan showing the nature, kind, shape, height, materials of the same shall have been submitted for approval to the AC as to compliance with all Pierce County codes. Mobile home, prefabricated home or a manufactured home classified as “double” wide or larger, must be approved in advance before placement on any lot at The Lake of the Woods Community Club.
  • 3.6  MAINTENANCE OF STRUCTURES—If any lot owner is not maintaining their property to the extent that the structure is determined to have any of the following problems:
  • Collapsing roofs or structures.
  • Leaning structures or fences.
  • Exterior components of the structures are deteriorating.  This will include, but not limited to broken windows, doors, gutters, shingles missing or broken siding.

A NON-COMPLIANCE letter will be issued by the AC and sent to OWNER. Lot owner has 30 days to respond to the AC.

  • 3.6.1 Legally condemned house or structures—Condemned houses must be corrected or removed within one hundred eighty days (180) days. Fines will be imposed for non-compliance and owner has 30 days to respond to the AC.
